WHAT IS A HOME INSPECTION

WHAT DOES A HOME INSPECTION COVER?
A standard home inspection in Illinois typically includes the following areas, as regulated by the Illinois Department of Financial and Professional Regulation (IDFPR):

For a condominium, the inspection is more limited to the individual unit, focusing on the interior systems like plumbing, electrical, and HVAC, as well as the condition of the walls, ceilings, and floors. The inspector generally does not assess the exterior, roof, or common areas, as these are managed by the HOA. However, the inspector may note any issues that could affect the unit, such as leaks from the building’s exterior or shared systems.
MULTI FAMILY

In a multi-family home inspection, the inspector must assess each unit individually, similar to how a condominium is inspected, but they also need to evaluate shared systems and common areas (like hallways, stairs, and shared utilities). This includes examining the condition of the roof, foundation, electrical systems, plumbing, and HVAC systems that serve multiple units.
